There are two ways to set your prices:
- Dynamic Pricing: In less than a minute, you can set your prices across all platforms for the next few years. These prices will vary based on factors such as tourist flow, environmental fees, heating costs, holidays, and special events.
- Manual Pricing: For a specific period, you can easily adjust the prices according to your preferences.
Home In Leonidio works as a Channel Manager. This means it allows connection with Airbnb, Booking.com, and other Online Travel Agencies (OTAs). Once Home In Leonidio connects with these platforms, it synchronizes the prices and availability across all of them.
The prices on Airbnb and Booking.com will be adjusted according to the prices set in Home In Leonidio. These prices will be 17.5% higher than the prices in Home In Leonidio. This ensures that Home In Leonidio remains 15% cheaper than Airbnb and Booking.com.
There is a simple function within Home In Leonidio that does this for all platforms. You just need to block your dates there, and your calendar will synchronize automatically. You can unblock these dates at any time.
You can add anyone’s email address to the Staff List so they can view your property’s calendar. This tool allows, for example, a cleaning lady to see which dates are blocked and, when entered, the expected number of guests — across one or multiple properties.
There is a form to set discounts by percentage according to the length of stay.
Note: This discount is not synchronized with Airbnb and Booking.com. You will need to manually set the discount options on these platforms.
Only one email is linked to one or more properties. Modifications can only be made through this email account. Keep it secure and do not share it. Home In Leonidio can make changes only with permission via email from the account owner.
No, Home In Leonidio uses a third-party tool to communicate with Airbnb and Booking.com via API to synchronize availability and pricing. We do not have access to your passwords or account credentials for these platforms.
Home In Leonidio partners with Stripe to offer secure payment processing. You enter your credit card details, and €17.95 is automatically deducted from your account each month on the same day you started your subscription.
For example, if you began on October 15th, payments will be deducted on the 15th of every month.
At any time, you can cancel your subscription. You will need to disconnect your accounts on Airbnb and/or Booking.com from Home In Leonidio. Afterward, you will manage availability and prices directly through Airbnb and Booking.com, as you did before joining Home In Leonidio. If you have remaining days in your subscription, you can continue using Home In Leonidio until the end of your billing period.
About Rules and Regulations
Home In Leonidio is an advertising platform - it does not process, confirm, or accept reservations. You can browse a property's availability and indicative pricing, then contact the owner directly using the contact details on the listing to arrange your stay.
What happens next is entirely up to the guest and the owner. The stay is confirmed directly between you, and arrangements regarding price, payment, check-in, and other details are decided between both parties, independently of the platform.
Home In Leonidio is not involved in this process and does not keep records of communication between the parties.
Since a stay is arranged directly between guest and owner, cancellations are also handled directly between them. Home In Leonidio does not process or record reservations, so it has no role in cancelling or reinstating a booking. Availability shown on the calendar reflects information the owner synchronizes via the channel manager tool.
Prices set in Home In Leonidio are indicative. They are set by owners to reflect the rental value of their property. Guests are free to negotiate the price directly with the owner. Home In Leonidio does not facilitate or process payments. This process is entirely between the host and the guest.
Yes. Once guests have checked out, the host is responsible for declaring the income for tax purposes. Home In Leonidio does not participate in this process and does not keep records of past reservations, communications, or payments between guests and hosts.
Home In Leonidio does not get involved in disputes relating to stays arranged via the platform. As of October 2025, property owners are obliged to have insurance coverage for damages to the property. Hosts and guests must resolve disputes between each other, as Home In Leonidio does not participate in this. This is clearly stated in the Terms and Conditions that property owners agree to when advertising their property.
