Home In Leonidio is a digital advertising platform for accommodation properties in the Leonidio region. It functions solely as a property directory and information showcase, together with a calendar-synchronization tool (" channel manager ") and optional property management tools made available to property owners for their own use. Home In Leonidio does not intermediate, conclude, or take part in any reservation, rental agreement, or transaction between property owners and guests.

The platform operates as an accommodation guide, displaying property details, availability, indicative pricing, and direct contact information supplied by property owners. Guests wishing to make a reservation must contact the property owner directly using the contact details provided, and all discussion, negotiation, agreement, and payment relating to a stay take place exclusively between the guest and the property owner, entirely outside of and independently from the platform.

Home In Leonidio does not process, confirm, accept, or conclude reservations of any kind. No contract, booking, or reservation is formed on or through the platform. Any dates shown as unavailable reflect calendar information entered or synchronized by the property owner, following an arrangement the owner has made directly and independently with a guest. Home In Leonidio has no involvement in, and does not review, the terms of that arrangement.

Information displayed on our platform — including descriptions, images, prices, and availability — is provided and maintained solely by property owners, who are exclusively responsible for its accuracy, legality, and timeliness. We do not verify, guarantee, or take responsibility for the accuracy of prices, availability, or amenities at any given time. Guests must independently confirm all details directly with the property owner before making any arrangement or payment.

Where applicable, property owners must provide their property's official Registration Number (AMA), issued by the Independent Authority for Public Revenue (AADE), for display on their listing. Home In Leonidio displays the AMA exactly as provided by the property owner and does not verify its validity, accuracy, or correspondence to the listed property against any official register. The property owner is solely responsible for ensuring the AMA they provide is valid, current, and correctly associated with the property listed.

If Home In Leonidio is notified, by any party or authority, that a displayed AMA is invalid, incorrect, or does not belong to the listed property, we will remove the affected listing or registration number without delay, pending correction by the property owner.

Home In Leonidio provides property owners with optional tools to manage their own property operations. These tools allow a host to:

• Mark date ranges as blocked (start and end date), optionally recording the expected number of guests for scheduling purposes; and
• Grant designated staff (such as cleaning or maintenance personnel) access to view this calendar, by inviting them via email address.

These tools are provided solely as technical functionality for the host's internal use. Home In Leonidio does not review, verify, use, or process the information entered for any purpose other than making it available to the host and to the staff accounts the host has expressly invited. Access to these tools, and the staff accounts using them, are created, managed, and revoked entirely at the host's discretion.

In using these tools, the property owner acts as the data controller for any information entered, including guest numbers and staff email addresses, and is responsible for ensuring a lawful basis for entering and sharing that information, for the confidentiality obligations of their staff, and for compliance with applicable data protection law. Home In Leonidio acts solely as a technical service provider in this respect.

Our role is limited to (i) displaying property listings and contact details supplied by owners, (ii) providing owners with a channel manager tool they may use, at their own discretion, to synchronize calendar availability across platforms of their choosing, and (iii) providing owners with the optional property management tools described above. We do not inspect, verify, or take responsibility for the properties listed, the conduct of any party, or the outcome of any communication or arrangement between owners and guests.

All communication, negotiation, and agreements relating to a stay take place directly between the property owner and the guest, using the contact details displayed on the listing, independently of the platform. Home In Leonidio does not facilitate, route, monitor, or store this communication, and does not guarantee the outcome of any arrangement made between the parties.

Home In Leonidio retains a limited set of operational data to support the tools described in this policy. Manually entered calendar information - blocked date ranges and, where provided by the host, expected guest numbers - is retained for one month following the checkout date, after which it is automatically deleted. Reservation data synchronized from connected booking channels (e.g. Airbnb, Booking.com) - stay dates, booking status, the connecting channel, and guest count - is retained for up to seven years to support property owners' own record-keeping and tax declaration needs, after which it is automatically deleted. Neither of these retained data sets includes the guest's name, contact details, or pricing information. Home In Leonidio may display full reservation details for a host's own properties - including guest name, contact information, and pricing - retrieved in real time from connected channel manager services directly within the host's account interface; this information is not stored by Home In Leonidio and is shown solely to assist the host in managing their own bookings. Messages exchanged between hosts and guests through the platform's messaging tool are relayed live and are not stored. Staff access details (email addresses) are entered and controlled solely by the property owner for their own operational purposes; staff granted access may view but not modify calendar or reservation data. Automatic deletion may be paused for a specific record that becomes subject to a legal or regulatory request, audit, or dispute. Guest reviews synced from connected channels are retained as published, since they are already public content the guest chose to publish.

We maintain basic website security and standard technical operations to support the display of listings, the calendar synchronization tool, and the host property management tools, including reasonable access controls for staff accounts. We do not have access to, and do not provide, user accounts for connected channels (e.g. Airbnb, Booking.com), which remain under the sole control of the property owner.

Home In Leonidio is not a party to any arrangement between property owners and guests, or between property owners and their staff, and cannot provide direct assistance in the event of a dispute, complaint, or emergency relating to a stay. Parties must resolve such matters independently or seek assistance from appropriate authorities or legal counsel.

The platform operates as an advertising and software-tool service under applicable Greek and EU law. Property owners are solely responsible for ensuring their property, its rental activity, and any reservation arrangement they conclude with guests complies with all applicable legal, licensing, tax, and regulatory requirements, including but not limited to registration requirements for short-term rental accommodation, and for their own compliance with data protection law in respect of any staff or guest-related information they enter into the platform's tools. Our liability is limited to the basic functionality of the advertising platform and the tools described in this policy.

Property owners are solely and fully responsible for: the accuracy of all listing content, including descriptions, images, prices, and availability; obtaining and maintaining a valid AMA registration number for their property where required by law, and the accuracy of the AMA displayed on their listing; ensuring they hold all necessary rights to any materials displayed; independently concluding, managing, and honoring any reservation arrangement made with a guest; determining who to invite as staff and what information to share with them; and ensuring their property and rental activity, and their use of the platform's tools, comply with all applicable laws and regulations, including data protection and short-term rental registration requirements. The platform reserves the right to remove listings that do not meet basic quality standards, display inaccurate or misleading information, or appear to violate applicable regulations.

Future developments will preserve this advertising-and-tooling-only model, with no expansion into processing, confirming, or intermediating reservations or payments between owners and guests.

This policy reflects our commitment to clarity about our limited role. Owners and guests are encouraged to keep their own records of direct communications and arrangements, as Home In Leonidio does not monitor, store, or have access to the substance of interactions between the parties.

Home In Leonidio operates as an advertising platform, calendar-synchronization tool, and property management tool provider only. It plays no role in the conclusion of any reservation or rental agreement, which is formed exclusively and directly between property owners and guests. Responsibility for the accuracy of listings, compliance with applicable regulations — including registration, licensing, and data protection — and the terms and performance of any stay rests entirely with the property owner and the guest.
